South Lake Tahoe Housing

South Lake Tahoe Housing is a very important decision and here are some tips:

State Tax- The South Lake Tahoe Area (and Heavenly Mountain Resort) are located in California and Nevada. Nevada does not have a State Tax and California does. If you live in Nevada and work in Nevada you do not have to pay California State Tax. If you live in Nevada and work in California you owe California State Tax. And if you live in California and work in Nevada you owe California State Tax. Best scenario is to live and work in Nevada. (Obviously, verify this info with your Tax Professional).

Many units in this area are furnished because they are used as rentals and second homes for the owners. It is very easy to leave your stuff in storage and find a place that is turn key ready to go. Best scenario is you just have to bring your clothes.

Units are usually rented for the summer until September and then open up. Some owners will want 12 month leases and some will want a 3 month lease so the place will open up again for the winter season. With a 3 month lease the owner can use the unit for the winter season or raise the rent for a 3-5 month ski lease rental that lasts as long as the ski season. Best scenario is to lock up a place asap during the fall. It is very difficult to find a place in December.
