South Lake Tahoe Area

The NV/CA border runs down the middle of Lake Tahoe and divides the southern end into South Lake Tahoe, California and Stateline, NV.  2010 Census information for South Lake Tahoe and the Stateline area  suggests there is a year-round combined population of around 26,000.  Lake Tahoe is at 6225 feet of elevation with the highest peak at Heavenly Mountain Resort at 10,067 feet.  The average snowfall at lake level is 125 inches with 300-500 inches at higher elevations and 240 days of sun per year.  Heavenly Mountain Resort spans both states and the South Lake Tahoe area has six 24 hour casinos.  Here is a Google Map of the area.  Launch Lake Tahoe, Inc highly recommends making the move to the Nevada side of Lake Tahoe.

 

Nevada Side (Stateline, Nevada)

Stateline, Nevada is known for the high rise casinos/gaming, Heavenly Mountain Resort and Edgewood Golf Course.  We like this area because you can live in areas that seem miles and miles from the casino strip, but still be close enough to take advantage of the nightlife, restaurants and unique events.  A couple of unique events to this area are Harvey’s Outdoor Arena Summer Concert Series (2013 has Dave Mathews, Phish, Brad Paisley, Tim McGraw, Rascal Flatts) and the American Century Celebrity Golf Tournament at Edgewood Golf Course  2013 Player Acceptance List.
Heavenly Mountain Resort spans California and Nevada.  Heavenly has two lifts on the Nevada side (Heavenly North Area) that provide all-mountain access with all the amenities you will need to enjoy your time on and off the mountain. With it’s own lodge, the Boulder Lift is great for beginners. The Boulder Lift area has Ski School, equipment rentals, a beginner lift and the Magic Carpet to assist those with little experience on skis or a board. Also with it’s own lodge and equipment rentals, the Stagecoach Lift area has a high speed quad for experienced skiers/boarders. Because of the short lift lines and amenities, the Heavenly North area is where Nevada locals choose to access Heavenly Mountain Resort.

 

Heavenly North/Kingsbury Grade Area

One area we like for renting and investing is the Heavenly North/ Kingsbury area of South Lake Tahoe in Nevada.  Heavenly North is located in Stateline, NV at the top of the Kingsbury Grade (State Route 207). This area is at 7000+ feet elevation and is made up of single family homes, condominiums and timeshares. This area seems to move at a slower pace and is only 5 miles from the South Lake Tahoe Casino Strip and Lake Tahoe when you are looking for additional action. We believe the best skiing/boarding (winter) and hiking/mountain biking (summer) can be found in the Heavenly North area on the Nevada side of South Lake Tahoe.
